Title, Conveyancing, Escrow and Settlement Services
We provide a full range of conveyancing services to national lenders, local and private banks, and other lenders throughout New England. We conduct title examinations, create closing documents, schedule and conduct closings, and act as settlement agent.
We pride ourselves in respecting and fostering the relationships between our lending partners and their clients. We adhere to schedules and deadlines of both our lenders and their clients. All closing are conducted by licensed attorneys, and settlement services carried out by strict guidelines as set forth by American Land Title Association and the Consumer Financial Protection Bureau. We are agents for three national title insurance companies.
We are geographically situated to conduct closings in Boston, its North and South Suburbs. We understand and are experienced in the unique customs and norms of titles, surveys and closings in Cape Cod, Nantucket and Martha’s Vineyard. For the sole convenience of Lenders and their clients, we regularly travel to distant registries of deeds or to others’ offices to conduct closings.
Through our wholly owned subsidiary, Criterion National Title Services, LLC, we are licensed to conduct closings in New Hampshire.
TRID and Best Practices Compliance
We are very familiar with the newly enacted TILA-RESPA Integrated Disclosure Rule. We’ve advised banks and held classes for brokers on the news rules, regulations, deadlines and all else that is needed for compliance. We’ve implemented ALTA’s Best Practices and are fully capable of assisting any mortgage lender in the lending process.
Our lending clients include a number of national and local private banks and mortgage lenders. Aside from providing full title and escrow services and serving as the settlement agent, we often serve as lender’s counsel where we create and provide the closing attorney with closing instructions, review title commitments and provide compliance.

The law firm does not disclose any public or nonpublic personal information about you that you have provided to us to anyone outside of our firm, except as authorized by you or as required or permitted by law. For example, with your consent, we may disclose personal information to a third-party contractor, such as an appraiser or accountant, who is assisting us in providing services to you.
